Rental payments Payable monthly in advance by STANDING ORDER on the first day of the month. You will be required to pay one months rent at commencement of the tenancy and a pro rata rate for month two if you did not move on 1st of the month. Thereafter, the rental collection reverts to the full monthly rent payable on the first day of each month. Rent payable at time of move in to be made by cleared funds (banker's draft). It is your responsibility to ensure your bank forwards the payment by standing order monthly. Late payment of rent will render you liable for late payment charges of £25.00 plus VAT for each reminder. Rents paid by cash or cheque will render you liable for handling charges of £20.00 plus VAT Security deposit Payable is set at 1.5 times the monthly rental unless otherwise agreed and is payable upon the signing of the tenancy being within 5 days of the receipt of satisfactory references. This payment is required by cleared funds (banker's draft). This deposit is held for the duration of the tenancy and refunded following vacation subject to any dilapidation charges assessed. Tenancy agreement You will be required to sign the tenancy agreement within 5 days of the receipt of satisfactory references. References Credit checks are taken and satisfactory references are required prior to commencement of any tenancy. You will also be required to provide one form of photo ID plus proof of residency. Restrictions Pets/sharing/smoking. These are standard restrictions but may be lifted with the landlord's written consent. Please check with our office prior to viewing if in doubt to avoid disappointment. A higher deposit may be required for tenancies with pets. Mandatory fumigation and cleaning of soft furnishings to be carried out by bona fide contractors and receipts to be provided upon vacation. Housing benefits Applications may be considered for certain properties. Benefit will need to be claimed by the tenant with rent being paid direct from the tenant. A guarantor will be required for all housing benefit applications. Fees These are charges levied by us for the preparation of all legal documentation and taking up references. These are payable at point of application. The cost of a single application is £100 plus V.A.T. The costs of second and subsequent applications are each at £80 plus V.A.T. The costs of Guarantors are each charged at £80 plus V.A.T. In respect of Company Lets the fee required by us for the preparation of all legal documentation and taking up references will be £250 plus V.A.T. payable at point of application. Please note that in the event your application is withdrawn or references are rejected, no refund will be given. Renewal of lease This may be available subject to Landlord approval - In the event renewal is granted the cost of drawing the renewal is payable at a cost of £85.00 plus VAT per household. Check out fee Payable at termination of your tenancy. Our Standard check out fee is £100 + VAT however please be advised that in the event we are required to oversee dilapidations, additional charges will be levied at a rate of £50 + VAT per hour. It is understood that failure to be present for the checkout inspections acceptance of the Agents findings and all associated costs. Insurance We are able to arrange comprehensive insurance to cover your Contents and Accidental Damage to your Landlord's contents, fixtures and fittings for which you are responsible. Please ask our representative for further details. ALL PROPERTIES ARE LET AS SEEN UNLESS OTHERWISE AGREED IN WRITING.
